335 Properties

Skyline and its joint-venture partners completed a sale-leaseback with Church’s Chicken Restaurants. The transaction consisted of 335 properties nationwide. Upon close of escrow, Skyline and Church’s executed new long-term leases for each location.

Skyline through a joint venture, completed a sale-leaseback transaction with the private equity group acquiring Krystal Holdings, Inc., the parent of Krystal’s. Krystal’s signed new long term net leases at the restaurants at close.

Five Guys Burger and Fries

Skyline purchased two 5 Guys Burger and Fries Restaurant properties in Virginia, and plans to provide capital to the tenant to remodel the properties.

In June of 2008, Skyline and its joint-venture partners completed a sale-leaseback with Applebee’s Restaurants. The transaction consisted of 181 properties nationwide. Upon close of escrow, Skyline and Applebee’s executed new long-term leases for each location.

Tesoro

30 Service Stations

Tesoro Corporation approached Skline seeking to exit the retail sector of their operations, a portfolio of 30 service stations in Utah, Alaska, and Hawaii. Skyline and Tesoro successfully negotiated a Master Lease for the properties. Time was of the essence, and the transaction was closed in fewer than 30 days.

Valvoline Franchisee

Great Lakes Quick Lube, a leading Valvoline franchisee, approached Skline seeking expansion capital to purchase 13 sites in Iowa and Illinois. Skyline purchased the sites in a simultaneous transaction and entered into a 15 Year NNN Master Lease with the Company.

Retail and Wholesale Business and 112 Gas Station Properties

Skyline and its joint-venture Partners purchased this Southern California business, which included approximately 130 gas stations properties, as well as the associated retail gas business, a wholesale fuel business and a fuel transportation business.

202 Circle K Service Stations

Couche-Tard, Canada’s third-largest retailer with more than 5,000 outlets, sought financing for it’s acquisition of Circle K, the largest acquisition in the company’s history. In September 2004, Skyline and it’s joint-venture partner, completed a sale-leaseback with Couche-Tard. The transaction consisted of 202 properties throughout the country. Upon close of escrow, Skyline and Couche-Tard executed new long-term leases for each location.

Skyline, with its joint venture partners, acquired the real estate and operating business of a 150+ store gas station and convenience store chain located in the Mountain West, with a heavy concentration of locations in Colorado. The joint venture continues to operate the business as part of its larger gas station and convenience store holdings.

38 Drug Stores

Skyline and its joint-venture partner completed a sale-leaseback with Rite Aid Drug Stores. The transaction consisted of 38 properties in nine states. Upon close of escrow, Skyline and Rite Aid executed new long-term leases for each location.

Skyline and its joint-venture partners, completed a $244 million sale-leaseback with CVS Drug Stores. The transaction consisted of 53 properties in several states. Upon close of escrow, Skyline and CVS executed new long-term leases for each location.

Bank Branch

KBS

145 Retail Bank/Office Properties

Skyline and its joint-venture Partners purchased a loan secured by approximately 800 retail and office properties leased to various banks (including Bank of America, Wells Fago-Wachovia, KeyBank, PNC, BB&T) in secondary cites across the United States. As intended, Skyline and its joint-venture partners eventually took title to all the underlying real estate.

Citizens

27 Retail Bank Properties

Skyline and its joint-venture partners purchased 79 net leased bank branches from a Real Estate Investment Trust in 2018 and 2020. The bank branches were all leased to Citizen’s Bank and US Bank under net leases. A lease extension was negotiated for the majority of the bank branch properties, which were subsequently sold to other retail investors as long term net leased investments. A minority of the properties were repurposed as quick service restaurants or sold to smaller banks or other second generation users.

77 Retail Bank Properties

Skyline and its joint-venture partners purchased 77 bank properties from JP Morgan Chase. Approximately one third of the banks were net leased under short term leases, while the majority were delivered vacant. Skyline’s team re-tenanted many of the vacant properties with smaller banks and other retail users, sold others to second generation users and entitled a large scale mixed use development in Westchester County, New York.

Wholesale Club

Skyline and its partners purchased an existing BJ’s Wholesale Club store located in North Canton, Ohio. The store had minimal term remaining on its net lease. Skyline successfully negotiated the early exercise of a lease extension with BJ’s Wholsale Club at the property.

Leased and Vacant Grocery Assets

Skyline and its joint-venture Partners purchased an approximately 680,000 square foot gocery distributon center and a portfolio of 14 Fresh & Easy retail grocery stores, and approximately 35 vacant former Fresh & Easy sites located in CA, AZ and NV.

Kroger

Skyline purchased a portfolio of 4 grocery store anchored shopping centers in Indiana, Michigan and Georgia. The Kroger Company (“Kroger”) was the anchor grocer at each of the properties and also operated Kroger branded gas stations at the properties. As part of the acquisition terms, Kroger signed new 15 years leases on both the anchor grocery stores and gas stations.

Skyline acquired the office building located at 221 Pine Street in San Francisco’s historic financial district in 2005. It currently operates it as a multi-tenant office for technology and traditional office tenants. Ground floor tenants at the building include restaurant and general retail users.

Skyline and its joint-venture partners acquired Merrill Lynch’s 1.8 million square foot office campus in the Princeton, New Jersey office market.

Industrial Portfolio

Collins & Aikman, a major supplier to the automotive industry, sought increased liquidity in 2005 during a very difficult time for the auto industry. Skyline provided sale-leaseback financing on six of the Company’s major facilities when most sale-leaseback competitors were shunning the auto industry.

Skyline and its partners funded two regional distribution and sales facility build to suit projects for American Tire Distributors in Manchester, New Hampshire and Chattanooga, Tennessee.

Mobile Home Parks

Skyline owns and operates mobile home parks across California and is actively underwriting mobile home park sites throughout the western United States.

Hotel

Avatar

Hotel

Skyline joined forces with Joie De Vivre, a boutique hotel operator, to purchase the Holiday Inn Santa Clara in Santa Clara, CA. The hotel is a 167 room hotel located in the heart of Silicon Valley. The hotel has since been rebranded as The Hotel Avatar, a boutique Joie De Vivre hotel.

Skyline and its joint venture partners built and operate the the 107 room Hilton Garden Inn in Palmdale, California.

Hotel

Skyline Pacific Properties, LLC joined forces with Joie De Vivre, a boutique hotel operator, to purchase the Rex Hotel in San Francisco, CA. The Rex Hotel is a 153 room hotel located one block off of Union Square, a few doors from the San Francisco Play House. Skyline sold the Rex Hotel in 2012.
